The project is a compendium of many knowledge, experiences, personal needs, desires, ways of life, and more concrete economic possibilities. There is no perfect project, the project may aspire to be the most suitable one; nevertheless, perfection should always be pursued. The most suitable project can be achieved, especially in the private sector, through a continuous exchange of information and knowledge between the client and the design team. This is a process that is as inevitable as it is necessary, in order to carve out to the client’s measure what will be his or her living spaces. Although a house may meet some needs today, others tomorrow, the possibility that it can easily be converted back into something else cannot be ruled out, but it remains in its essence, in its structure, an object with a certain “physical permanence.” Its physicality determines its importance: realizing it in the best possible way should be perceived as an indispensable need.
My office deals with the design and construction of residential, commercial and administrative buildings:
We follow our clients from the moment they choose the best deals on houses or apartments to renovate or building land, by virtue of our knowledge of the area and the most important real estate agencies in the area.
Together with my collaborators, already from the preliminary stages we accompany the client in his choices, also defining graphically with the help of drawings and 3D renderings each step towards the final project.
In order to achieve this goal, we interface with municipal technical offices, arriving at a version of the project that is compatible with current regulations, enabling the client to apply for the necessary administrative permits and thus arrive at obtaining a Building Permit.
Subsequent to the final design, we take care of the execution phase, drawing up specific and detailed drawings, as well as the metric computation, to arrive at an estimate of the construction costs.
At all stages we are supported by professionals with specific skills regarding structural, plant engineering and technological solutions, in order to adapt the project to the needs of the client, in line with economic availability. The construction phase of the building, involves the support from the project team towards the construction company, the installers and all those who will take part in the construction phases.
Decisive is the construction management phase, in which, in addition to defining the success of a project, fundamental choices are made to ensure that what has been proposed is carried out as closely as possible to the expectations anticipated by the project itself. In particular, reference is made to the exterior landscaping choices, the architectural ones up to the design of the interior spaces and furnishings. At this stage the office details the client on site activities by making him aware of the steps taken and any variants agreed upon.
The direction of the work, in administrative terms, ends with the application for the building’s fitness for use, which must be requested from the municipal technical offices. The client is also followed in this final step, with which the relationship of work.
Very often, we also lend our advice for the later stages, where the need may arise to supplement what has been achieved with other construction work, rather than providing assistance with additional work.
